By accessing or using Parcelytics ("the Service," "we," "us"), you agree to these Terms of Service. If you do not agree, do not use the Service.

2. BETA STATUS

Parcelytics is currently in beta. The Service is provided on an "as-is" and "as-available" basis. Features, data, and functionality may change, be removed, or be interrupted at any time without notice.

3. DESCRIPTION OF SERVICE

Parcelytics aggregates and presents property tax data sourced directly from public government records (county appraisal districts and tax offices). We label each data point with a confidence level (Verified, Preliminary, Partial, Estimated, or Not Available) reflecting our assessment of its reliability. Parcelytics is not affiliated with, endorsed by, or officially connected to any government entity.

4. NOT PROFESSIONAL ADVICE

Nothing on Parcelytics constitutes investment, financial, tax, legal, or professional advice of any kind. Parcelytics does not have a fiduciary relationship with any user. Estimates, projections, and calculated figures (including but not limited to tax projections, savings estimates, and post-acquisition estimates) are illustrative only and are not guarantees of any future outcome. You should independently verify any information before relying on it for a financial, legal, or investment decision, and consult a licensed professional (attorney, accountant, tax advisor, or real estate professional) as appropriate.

5. DATA ACCURACY

We source data directly from official government records and label its confidence level honestly. However, government source data itself may contain errors, omissions, or delays, and we do not guarantee the accuracy, completeness, or timeliness of any information on the Service. Confidence labels reflect our data-sourcing methodology, not a guarantee of correctness.

6. ACCEPTABLE USE

You agree not to:

• Use automated tools to scrape, crawl, or bulk-extract data from the Service beyond normal browsing use
• Attempt to circumvent rate limits or access controls
• Use the Service for any unlawful purpose
• Interfere with or disrupt the Service's operation

7. INTELLECTUAL PROPERTY

The Parcelytics name, logo, design, and original analysis (including confidence labeling, projections, and benchmarking methodology) are the property of Parcelytics. Underlying government source data remains public record and is not owned by Parcelytics.

8. LIMITATION OF LIABILITY

TO THE MAXIMUM EXTENT PERMITTED BY LAW, PARCELYTICS AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM YOUR USE OF OR INABILITY TO USE THE SERVICE, OR ANY DECISION MADE IN RELIANCE ON INFORMATION PROVIDED BY THE SERVICE.

9. NO WARRANTY

THE SERVICE IS PROVIDED WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

10. CHANGES TO THE SERVICE AND TERMS

We may modify or discontinue the Service, or update these Terms, at any time. Continued use after changes constitutes acceptance of the updated Terms.

11. GOVERNING LAW

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles.
