Certified appraisal-district and tax-office billing data, loaded straight from official government exports — direct from the source, no third-party aggregators in between. Certification timing is set by each county's own appraisal district, so a given year's figures may show as Certified or Preliminary depending on where that county's roll stands. So your underwriting isn't built on someone else's guess, and your own tax question isn't answered by one either. We're expanding the same way, county by county, verifying each new market before it goes live.

Confidence on every figure

Each number carries a visible label — Verified, Preliminary, Partial, Estimated, or Not Available. We never blend a guess with a recorded value, so you always know whether you're looking at a certified fact or our own estimate.

Traceable & dated

Every value points back to its source and as-of date. We also project forward — value and tax trends built from your parcel's own historical data — but estimates are always visually distinct: dashed, muted, prefixed with ~, so a projection is never mistaken for a recorded fact.
